What actually varies community to community
- Unit type — villas and mansions in District One and much of Meydan versus apartments in Sobha Hartland and Riviera.
- Distance to Business Bay/Downtown — Sobha Hartland is closest; District One and Meydan trade proximity for more space and the lagoon/racecourse setting.
- Day-to-day walkability — Riviera's promenade is the outlier here; the villa communities are much more car-dependent for daily errands.
